Per transaction

A small percentage of what actually flows through the guest surface — ordering, late checkout, upgrades. If guests spend nothing, you pay nothing.

AI surcharge, per check-in

Covers passport reading and the concierge answers. Priced at cost plus a margin, stated openly rather than hidden in the platform fee.

Exact rates are agreed per property and depend on room count and which modules you turn on. We will give you the number on the first call — we do not run a discovery process to decide what you can afford.

Why the model matters more than the rate.

A 120-room resort at typical Greek occupancy takes roughly 3,150 check-ins a year. Here is what the same property costs under each model the market uses.

Per-seat and per-cover models were designed for city hotels that run flat all year. A seasonal island resort is the worst possible customer for them — which is exactly why they bite hardest here.

Do we have to replace Opera?

No. Leap reads your PMS and writes its own task ledger. Nothing is migrated and your reservation system stays exactly as it is.

What happens out of season?

Almost no check-ins means almost no cost. The platform stays live so you can plan, hire and prepare — you are not paying peak rates in February.

Can we start with one department?

Yes, and most properties do. Maintenance or housekeeping first, then widen once the floor trusts it.

Is there a minimum term?

We agree a season. If it has not earned its place by the end of it, that is our failure, not your contract problem.

What does onboarding cost?

Nothing. It is the part that decides whether the platform works, so we are not going to make it a line item you try to cut.

Who owns the data?

You do. It is your property's operational record and it leaves with you in a readable format if you go.
